Services & Pricing

Fixed fees. Defined scope. No hourly surprises.

Boards can't approve an open-ended engagement — and they shouldn't have to. Every piece of work below is quoted as a fixed fee against a written scope before you commit to anything.

01

Three engagements.

Service I

LL97 Compliance Report & Filing

Your benchmarking and emissions calculation, prepared for filing and written so a board can read it. We handle the submission, not just the arithmetic.

  • GHG benchmarking and emissions calculation
  • Caps modelled for each compliance period
  • Penalty exposure through 2030
  • Report preparation and filing support
  • Plain-language board summary
  • Documented reasoning for your records

Fixed fee per building

Quoted after a free 30-minute call, once we've seen your building's size and data quality.

Service II

Retrofit Consultation & Sequencing

The part that actually reduces the penalty. What to do, in what order, timed against the money that's available to pay for it — and against any REC arrangement running in parallel.

  • Building envelope, HVAC and controls review
  • Measure-by-measure sequencing plan
  • Incentive navigation — NYSERDA, C-PACE, electrification credit
  • Contractor vetting and quote review
  • Board and shareholder presentations
  • Ongoing monitoring across reporting cycles

Fixed fee, or project retainer

Scoped to the building. Larger retrofit project management is quoted separately.

Service III

REC Sourcing & Structuring

We source Zone J and NYSERDA Tier 4 certificates directly from the open market, and structure bespoke REC arrangements when a standard purchase isn't the right fit — run alongside your retrofit and filing work as one coordinated plan, not a separate vendor relationship.

  • Scope 1 vs Scope 2 eligibility assessment
  • Direct sourcing from the Zone J and Tier 4 market
  • Bespoke REC arrangement structuring
  • NYGATS retirement and documentation
  • Sequencing with retrofit and electrification timing

Fixed fee, or bundled

Available standalone or bundled with retrofit and compliance work — priced either way.

Managing more than one building?

Portfolio engagements are priced per portfolio, not per building — which is almost always cheaper than running the same work several times over.

How we price

Four commitments we'll put in writing.

01

You see the fee before you commit

Every engagement starts with a free call and a written scope with a fixed number attached. Nothing begins until a board has approved that number.

02

The fee is measured against the penalty

If our work doesn't plausibly save you more than it costs, we'll say so on the call rather than after the invoice. Some buildings genuinely don't need us yet.

03

No referral kickbacks

We don't take commissions from contractors, equipment vendors or REC brokers. When we tell you a quote is padded, you can trust that we don't benefit from the alternative.

04

We stay after the report lands

Compliance drifts. The engagement includes communication ahead of each reporting cycle rather than a scramble after it — that's the difference between an advisor and a vendor.
